I live at Ventana and take a great pride in our community which includes our shared common areas. I served as volunteer Porter at Ventana for all of 2023 and was able to see first hand the many items that need attention. We need to take care of problems as they arise and not wait for emergencies due to neglect.
We need a Board that is willing to communicate openly with the members about our home and its finances. Communication regarding our financials is of utmost concern, how is our money being spent? My efforts were instrumental in convincing our Board to hold quarterly meetings in accordance with our own Bylaws. Same with the Annual Independent Financial Audit as mandated by the Texas Property Code chapter 82, Section 82.114 (c). The yearly independent audit for 2023 still has not been delivered to the Community! Most prior years have also not been independently audited, in violation of the Texas Property Code.
I plan on having an email account while on the Board that will be available to all members that have any questions regarding Ventana Condominiums and our Common Areas.

Ventana has not had a Reserve Study done since 2009, 15 years! The industry standard is a comprehensive Reserve Study every 3-5 years.
Potential buyers doing their due diligence may ask when our last Reserve Study was. The market is incredibly slow right now, buyers are much more likely to scrutinize all financials than they were just a couple of years ago. It's time to correct this serious gap in the stewardship of our Condominium Association.
